ADUs are great - until you realize there's no duct system to tie into. That's the situation we ran into here. A brand new accessory dwelling unit with no existing HVAC infrastructure, and the homeowner needed a real cooling solution, not a window unit or a fan.

We went with a TOSOT ductless 12,000 BTU inverter system. One outdoor unit, one indoor wall unit. That's it. No ductwork to run, no major structural work, and no headache. The inverter technology is worth mentioning - it adjusts output based on how much cooling is actually needed rather than just cycling on and off, which keeps the unit quiet and energy costs lower over time.

The outdoor unit sits on a solid pad mount right against the exterior wall, and the line set runs clean. Inside, the wall unit is centered between the two windows - flush, tidy, and out of the way. It doesn't fight the room, it just works.

For ADUs specifically, ductless systems make a lot of sense. The space is self-contained, the square footage is manageable, and you don't need the overhead of a full central system. A 12k unit is right in the sweet spot for that kind of space - enough capacity to keep things comfortable without overshooting.
